Residential property valuations hit record €2,228 m² in June


The average bank valuation for housing in Portugal reached a new all-time high of €2,228 per m2 in June, €20 more than in the previous month and 16.6% higher than in the same month of 2025, Statistics Portugal (INE) announced on Friday.

According to INE, the year-on-year increase of 16.6% in the median value of bank valuations – carried out in connection with mortgage applications – was lower than that recorded in May (17.1%), while the month-on-month change stood at 0.9%.

The median value of bank valuations rose by 16.6% year-on-year – with the sharpest increase occurring in the Azores (24.0%). No decreases were observed.

To calculate the median bank valuation for June 2026, 33,595 valuations were taken into account (20,893 apartments and 12,702 detached houses), 3.0% more than in the same period last year, while compared with May, 1,957 fewer valuations were carried out (-5.5%).

For apartments, the median bank valuation stood at €2,613 per square metre (€/m²), an increase of 18.3% compared with June 2025.

The highest figures were recorded in Greater Lisbon (€3,411/m²) and the Algarve (€2,988/m²), with the Alentejo and the Centre recorded the lowest figures (€1,711/m² and €1,713/m², respectively).

For this type of property, the Azores recorded the most significant year-on-year increase (25.7%), with no decreases observed.

Compared with the previous month, the valuation of apartments rose by 1.3% in June, with the Alentejo recording the largest increase (8.0%). Again, no decreases were observed.

The median value of one-bedroom apartments rose by €23 to €3,302 per m2, while two- and three-bedroom flats increased by €53 and €24 to €2,694 per m2 and €2,253 per m2, respectively.

Taken together, these property types accounted for 92.6% of the apartment valuations carried out during the period analysed.

As for detached houses, the median valuation reached €1,600 per m2, a year-on-year increase of 15.2%, with Greater Lisbon (€2,900 per m2) and the Algarve (€2,795 per m2) recording the highest figures, and the Centre and the Alentejo recording the lowest figures (€1,153/m² and €1,276/m², respectively).

The Oeste and Tejo Valley region recorded the highest year-on-year growth (19.3%), with no decline recorded.

Compared with May, the valuation of detached houses rose by 1.2%, with the Oeste and Tejo valley region recording the highest growth (2.6%), and the Alentejo seeing the only decline (-0.2%).

The median value of two-bedroom homes rose by €22 to €1,601 per m2, that of three-bedroom homes rose by €20 (€1,551 per m2) and that of four-bedroom homes by €13 to €1,685 per m2.

Taken together, these property types accounted for 88.1% of the house valuations carried out during the period under review.

In an analysis by regions, Greater Lisbon, the Algarve and the Setúbal Peninsula recorded the highest valuations in June relative to the national median, at 50.3%, 32.0% and 23.9%, respectively.

Conversely, Beira Baixa, Beiras and Serra da Estrela, and Alto Alentejo were the regions with the lowest figures relative to the national median (-53.0%, -52.4% and -52.3%, respectively).

The median bank valuation of residential property calculated by INE takes into account dwellings with a gross private floor area of between 35 and 600 m2 and properties that have been valued as part of a loan application.
